Most garden rooms are built under permitted development as outbuildings, so they don't normally need planning permission — provided they stay within the size, height and position rules and aren't used as self-contained living or sleeping accommodation.

Rules are tighter in conservation areas, on listed properties and near boundaries. We check your site's position and design to stay within permitted development wherever possible — or help with an application if you'd prefer something larger.

Do I need planning permission for a garden room?

Most garden rooms are built under permitted development as outbuildings and don't need planning permission, as long as they meet the size, height and position rules and aren't used as self-contained sleeping accommodation. Conservation areas, listed buildings and boundary distances can change this — we check your site before designing.

Can I use a garden room all year round?

Yes. We insulate the walls, floor and roof, fit double glazing and install heating and power, so the room stays warm and dry through winter — ideal for a garden office or gym.

What's the difference between a garden room, garden office and summer house?

They're all buildings in the garden — the difference is the specification. Ours are bespoke, fully insulated garden rooms, so whether you call it a summer house, garden office or studio, it's built for real, year-round use.

How long do garden rooms last?

A well-built, properly founded garden room lasts for decades. We build on proper foundations with quality, low-maintenance materials, rather than a timber kit on paving slabs.

Can I have a bathroom or kitchenette in my garden room?

Yes. We can add plumbing and drainage for a WC, shower or kitchenette. Adding facilities can affect the planning position, which we'll advise on.

Timber or brick — what are my options?

Both. We build timber-framed and clad garden rooms as well as brick and blockwork buildings, depending on the look, budget and how you will use the space.

Do you build the base and foundations?

Yes. Groundworks are one of our core trades, so the base is designed for your ground conditions and built by the same team — not subcontracted or skipped.

How long does it take to build a garden room?

Most garden rooms take a few weeks on site once the base is in. We give you a clear programme with your quote.

Can it be used as a home office, gym or guest room?

Yes — offices, studios, gyms, hobby rooms and guest space are the most popular uses. Using it as permanent sleeping accommodation has planning implications, which we'll explain.

Do garden rooms need building regulations approval?

Many garden rooms are exempt from Building Regulations when they're under 15 m² of internal floor area. Between 15 and 30 m² they're usually still exempt if they sit at least a metre from the boundary or are built from non-combustible materials, and anything over 30 m² — or used for sleeping — needs approval. We build to the right standard for your size and confirm the position for your project.

How well insulated are your garden rooms?

We insulate the walls, floor and roof and fit double-glazed doors and windows, so the building performs like a warm, year-round room rather than a summer-only shed. Upgraded glazing and heating options are available for garden offices and gyms that are used every day.

Can a garden office be soundproofed?

Yes. For a garden office, studio or music room we can add acoustic insulation and upgraded glazing to reduce noise both ways — so you can work undisturbed and neighbours aren’t affected either.

Do you handle the electrics and heating?

Yes. Power, lighting, data and heating are all part of the build, so the room is ready to use on handover.
